Say for example, you want to buy a single detached home, and so, you get approved for a single detached home. Maybe you even ask your broker to come up with a scenario for if there was a basement suite that you could rent out, and then you get approved for that. But then you find that the amount that you’re approved for, for a single detached home, is just not buying you what you want to get. The homes out there may be much pricier than what you thought, and so on and so forth. So you decide: “Let’s take that same amount of money that they approved me for the single detached home, and let’s go and buy a townhouse instead. Surely we’ll qualify for that.” Well that’s not the case. The thing is, with any kind of townhouse or condo, you have something called ’strata fees’. And those are monthly fees that you have to pay without fail every month; it’s a mandatory payment. And those can range anywhere from, depending on the age and dynamics of that property, $75 a month to $500, and even more. But on average, I’ll say it’s around $200 a month. Now with you having to pay for that extra $200 a month that’s like having a $200 a month car payment, or a $200 a month credit card payment. It’s another debt.
